WHY CHOOSE Latitude Guy
He lives in Latitude Margaritaville
As a full-time resident, Robert McGuigan offers authentic, first-hand insight into the lifestyle, amenities, and everyday rhythm of Latitude Margaritaville Watersound. He knows which restaurants locals actually enjoy — from laid-back lunch spots to neighborhood favorites that don’t always show up in travel guides. His deep ties to the area also keep him informed about what’s happening around the community, including upcoming retail and local growth. With his local presence, you’ll benefit from flexible in-person tours and consistent follow-up. When your agent is also your neighbor, you’re not just buying a home — you’re gaining a trusted guide who’s already part of the community you’re ready to call home.
he Worked for the Developer
Before joining Watersound Real Estate, Robert spent over three years working directly for Minto, the developer behind Latitude Margaritaville Watersound. During that time, he guided hundreds of buyers through model home tours, the contract process, and every stage of building a new home. That experience gave him deep, behind-the-scenes knowledge of how the community was designed, how the building process works, and what buyers can expect at every step. Today, Robert uses that insider expertise to help his clients make informed decisions - whether they’re building new or purchasing a resale. Robert's constant presence and friendly welcome made visitors and future homeowners ask if he “worked the sales floor every day,” and soon many started calling him "The Latitude Guy". The nickname caught on with residents, homebuyers, and even coworkers—and it’s been part of his identity ever since.
HE HAS DEEP ROOTS IN FLORIDA
As a fourth-generation Floridian and longtime Panhandle resident, Robert McGuigan offers more than just real estate expertise - he brings deep-rooted local insight and a true passion for Gulf Coast living. Having lived in the area for over 13 years, Robert knows the lifestyle first-hand. Whether he’s enjoying live music at Town Square, fishing on the water, playing a round at Topgolf, or dining at local favorites, he embraces everything the community has to offer, and loves helping others do the same.
